 Appledale can manage the financial portfolio needs of each property under our care and control by adapting to each situation, however unique as it may be, adapting as required.

These Services Include:

• Obtaining, approving, and arranging for payment to Trades/ Contractors for any scope of work invoices, always ensuring completion and quality of workmanship. 

• Complete accounting processes, including invoicing of each file as required, capturing all charges/ services.

• Preparation of any Financial Reporting as required based on client needs and ensuring Cost Budgeting is adhered to, and Management of Budgets/ Edit Allowances with Insurer as laid out per province.

• Rental collection, addressing tenant issues as arises, issuing of any tenant forms or applications, including Rental Attornments, Retractions.

• Ensuring that all properties are safe and secure, all maintenance is completed as required, and repairs and services are completed. 

Our inhouse staff is fully trained in all aspects of the following, providing the best of service and knowledge in these fields:

These Services Include:

• Occupancy checks, includes Writ of Possession reporting as required.

• Evictions, dealing with Sheriffs or other governing bodies as required.

• Securement of the property in full

• Inspections – frequency based on client/insurance needs.

• Drive-bys pre-securement as required.

• Utility Redirections, and administration of the accounts, including the condo/strata payments as required.

• Monthly invoicing, end of file billing, and reporting as required.

• Fire and Safety Inspections

Our goal is to ensure every property address under our care and control is managed to our client standards and mandates.

These Services Include:

• Our office has extensive knowledge in property construction, which includes experience in all electrical aspects, carpentry, plumbing, and all other general repairs as needed.

• This includes the full-service cleanup required, including removal of debris (exterior and interior), detailed cleaning/scrub and shine services, and removal and transporting to a disposal site or dump (includes hazardous waste).

• We provide full exterior maintenance on all properties, including salting and snow clearing services in winter months, weeding, and other lawn care services required. 

• We ensure that access to propane tanks and oil tanks is clear to always allow delivery of fuel with full clearance.

Appledale has vast experience with distressed/ troubled properties, this includes all environmental hazards. We realize the impact Environmental issues have on the liability and responsibility to our client on contaminated properties.

These Services Include:

• We review files and provide our recommendations on the needs of the distressed and problematic property to our clients. 

• We have relationships with remediation firms, assessment engineers, and restoration contractors.

• Services/ Reporting/ Testing including - Phase I, II, III. Assessment or Air Quality Test with reporting on remediation needs, cause of damages.

• Full restoration services following the remediation of the properties.

• Asbestos testing including remediation.

• Grow-op remediation and management, including all aspects of Property Standards/ Building Orders, permits, demolition, drawings, and dealing with Structural Engineers, and City Officials.

• Our field inspectors are trained to review and report any problems within a property before securement, to provide recommendations back to our clients on findings.

 Appledale Property Management Inc has a vast knowledge in managing Estate Properties both Residential and Commercial. We recognize that these properties are unique, and the services provided are tailored on a case-by-case file. 

This service includes:

• Inspections of the property – frequency dependent on the needs of the file, insurance      requirements.

• Arranging for repairs and maintenance as required. Includes both interior and exterior      repairs,

• Special Project Management that includes relocation of Beneficiaries.

• Packing up, storing, and shipping of personal effects globally if required.

• Completing of securement of the property, providing full reporting with images to Trust Officers/Clients.

• Pickup and delivery of personal mail from properties as required.

• Coordination liaison between Auction House and Trust Officers to liquefy assets.

• Vehicle Appraisals (done in house) and sale of vehicles if requested

 this service includes: 

• Pack and Stores (done inhouse with full insurance required), including all paperwork requirements to follow

• 24/7 Emergency Services, we have an AFTERHOURS contact line in case of issues, tenant repairs

• Full roofing and emergency tarping needs

• Full or partial boarding up of properties

• Water extraction, including drying process with full equipment.  We provide reporting and recommendation on restoration following the complete drying out of the property

• Attendance with police for any emergency processes, Evictions, Dealing with Bailiff.

• Foundation Repairs/ Weeping System issues.
